65 rooms, lanais on some. A 14-story tapered tower, so the higher up you go, the smaller the rooms get. If you want to see Diamond Head, you need to be above the 6th floor; otherwise, you're staring at buildings. If you're staying on the 14th floor, you'll have to take the stairs to that last story. Units are individually owned, and the rooms vary considerably more than most places we've reviewed. We've seen rooms that were nice and rooms that were horrible. Feeling lucky? It's a short walk to a sandy beach, and the ocean-facing rooms have great views. Parking is $12 and is limited. There are no restaurants nearby except the very pricey Hau Tree Lanai at the New Otani. Otherwise, it's at least a mile walk to Waikiki. We can't see paying the rack rates that Marc charges. The hotel-type rooms (250-450 sq. ft.) are $220-$240, 1/1s are $360-$480.
