This property is divided into three separate areas called; Golf, Ridge and Bay. The units are priced based on view--not area. The Bay has the best ocean views; the Ridge can have some decent ocean views or partial ocean view units. Fairway view or partial ocean view units can be found in both the Ridge and the Golf villas. All of the units have been or are planned to be completely upgraded to luxury (they call them "gold") standards, including new bathrooms, kitchens with granite counters and high-end appliances, and new furnishings. They are consistent in the look and feel of the decor, which is very nice.

Golf villas have 186 units, 3 pools, and are older and smaller than Ridge villas which have 161 units and 2 pools. Bay villas hug the shoreline (or at least some of the units do) and also have 3 pools. Floor plans are extremely variable. All upgraded villas have a/c, washer/dryer and daily maid service. There is a mandatory resort fee of $19 per day, which pays for things like: hi-speed and Wi-Fi Internet access, self-parking, local calls and some long distance (including the mainland and some foreign countries), rooms safes, tennis, shuttle service in Kapalua and discounts on golf. They also offer some nice services like grocery shopping (for an extra fee, of course).

All the villas are comfortable in size and start at 1,137-1,345 sq. ft. for a 1/2 and 1,774-2,160 sq. ft for a 2/2 unit. Prices ain't cheap at $329-$579 for a 1/2 and $499-$779 for a 2/2 villa. At press time you could still get some "deals" on a 1/2 that has not yet been upgraded for about $279 and a 2/2 for $389.
