150 units, pool, spa, bbq, washer/dryer in unit, free Wi-Fi in lobby and at pool, lanais on all. Built in the early '90s (with an odd-looking modular design and unusual but comfortable interior layouts), most units are adequately furnished and clean but in need of upgrading. 1/2s are a roomy 1,022 sq. ft, 2/2s are 1,200. Rooms can get hot as the only air conditioning is in the master bedroom, so keep those windows open to grab some of the typical afternoon breezes in Wailea. Some of the units have a/c throughout and cost more. The bbq at your unit costs $10 per night if you want it. Best ocean views are from building 11, and upper floors are better. They have different floor plans, and floor plan "C" has a bizarre twist. The bathtub is a Japanese soaking tub, and it's located in the bedroom next to the bed. Lots of discounts and packages, but rack rates are $279-$329 for 1/2s. 2/2s are $315-$425. Next door's Palms II is virtually all owner-occupied and long term.
